We know DC hospitality.
Our namesake are its coordinates. 38° north, 77° west.
/3877 is an architecture and interior design firm specializing in hospitality. Founded in 2011 by partners David Shove-Brown and David Tracz, the firm is headquartered in Washington, DC, with a second studio in New York City.
We work on hotels, restaurants and bars, multifamily buildings, higher education interiors, and health and wellness projects, with hospitality at the center of our portfolio. Our project types include ground-up hotels, brand conversions and repositionings, and standalone restaurants..
Architecture and interior design are staffed in the same studio, so most projects run with one team through design, permitting, and construction administration. The firm is licensed to practice in 28 states plus DC and Puerto Rico. //3877 is a Certified B Corporation.
In Washington DC, //3877 has taken projects through the Department of Buildings, the Board of Zoning Adjustment, Advisory Neighborhood Commissions, and the Historic Preservation Review Board since the firm opened.

REGULATORY FLUENCY
We Know the DC Alphabet.
Every city has agencies. Washington has an alphabet, and the requirements change depending on where the project is located:
APR
Accelerated Plan Review. The District's expedited permit track. Pay to play, and worth it when schedule is the constraint.
Zoning Commission
Map and text amendments, and planned unit developments.
NCPC
National Capital Planning Commission. Federal.
ANC
Advisory Neighborhood Commission. Elected, unpaid, and their recommendation carries formal weight with District agencies.
HPO + HRB
Historic Preservation Office and Review Board.
OGB
Old Georgetown Board. Georgetown only, and a reminder that jurisdiction here is granular.
DOB
Department of Buildings. Permits and inspections
BZA
Board of Zoning Adjustment. Variances and special exceptions.
CFA
Commission of Fine Arts. Federal.
HOW WE WORK
We know partnership.
Our clients are not the only partner in the project equation.
On a District project, the people who shape the outcome include the ANC commissioners, the neighbors who show up to the meeting, and the agency reviewers who read the set. //3877 treats all of them as part of the project team.
LOCAL & GLOBAL
We know DC design requirements, and we meet them with global experience and influence.

COMMERCIAL LITERACY
Keys, not rooms.
Design gets easier when the team already knows what drives the pro forma: how many keys per floor plate, back-of-house sized against F&B covers, what's vital in brand standards and which deviations a brand will actually approve.
With //3877, cost is part of the design conversation rather than something that happens to it afterward.
